Home Buyer Tax Deduction

Thursday, July 23rd, 2009

In order to qualify for a first-time home buyer tax deduction, you will need to purchase your property in Cardiff, Encinitas, Carlsbad, Oceanside, or Vista before December 1, 2009. You will receive up to $8000 tax return or $4000 for married couples filing separate returns or unmarried people who buy a home together.

Any single family residence in Cardiff, Encinitas, Carlsbad, Oceanside, or Vista (including condos, townhomes, or mobile homes) qualifies if the home buyer will use it as a principal residence. First-time home buyers may qulify for this tax credit even if they own a vacation home or rental property, as long as those properties were not their primary residence for at least three years preceding the purchase of their new home.

This tax credit reduces income tax liability for the year that the first-time buyer purchases a property in Cardiff, Encinitas, Carlsbad, Oceanside, or Vista. Any unused amount of tax credit is refunded to the first-time home buyer when they file their tax return.

For the purpose of this tax credit, a first-time homebuyer is defined as a purchaser (and purchaser’s spouse) who has not owned a primary residence in the three-year period ending on the date of purchasing this home. As a first-time home buyer, you don’t want to miss out on this opportunity to purchase a home in Cardiff, Encinitas, Carlsbad, Oceanside, or Vista before the end of 2009.

Buying vs. Renting a Home

Tuesday, July 21st, 2009

Trends in home prices today in Cardiff, Encinitas, and Carlsbad plus mortgage rates, combined with the tax advantages of home ownership make this an excellent time to think about buying a home. Prices along the coast of the North County area have come down dramatically in the last year. Values in Carlsbad are particularly good for buying a home right now. Even prices in Encinitas west of Highway 101 have come down.

If you’re thinking of buying a home in Cardiff, Encinitas, or Carlsbad, you are probably asking yourself — Can I afford to buy a home right now? Another good question to ask yourself  is – Can I afford to continue renting? If you’re currently renting in Cardiff, Encinitas, or Carlsbad, no matter what you’re currently paying for rent, your total cash outlay over a period of several years will probably add up to a much higher total than you may have realized. You can calculate how quickly the rent payments you make will add up and figure out what this money would earn invested at 5 percent interest in a home.

With the money you are currently spendinig on rent, you could buy a home and be building equity in a property in Cardiff, Encinitas, or Carlsbad. Keep in mind, too, that over the years your income most likely will increase faster than any increase in your mortgage payments. Rent payments, on the other hand, tend to increase right along with your paycheck.

So now is the time to buy that home you’ve been thinking about in Cardiff, Encinitas, or Carlsbad.
