			<content:encoded><![CDATA[<p>Century 21 Sea Coast, a real estate firm serving North County San Diego for 25 years, is leaving the Century 21 franchise on Feb. 1, 2010 and going independent.  On February 1st, the company will be renamed Sea Coast Exclusive Properties and will continue serving the North County area.</p>
<p>Broker Mike Evans believes that the new independent status will allow the company to spend all of its marketing dollars locally and be able to provide an even stronger local presence in the area. Sea Coast Exclusive Properties will continue to upgrade its website, <a href="http://www.sdseacoast.com">www.sdseacoast.com</a>, and will expand its print advertising to include weekly ads in the The Coast News, and weekend advertising in the San Diego Union Tribune.</p>
<p>Marilyn Dashe, realtor with the company for the past 6 years, is excited about the change and the chance to develop and grow the company. The potential for growth into new areas is great.</p>

Housing inventory has been tightening up lately, and the Market Action Index has been trending up, meaning that the Buyers&#8217; Market is moving more towards becoming a Sellers&#8217; Market. Days on the market have also been increasing to 137, but there are still positive trends for this market.</p>
<p>For several weeks, home sales have been exceeding new inventory. However, because of leftover excess inventory, prices have not yet stopped falling. If the current sales trends continue, the prives should level off soon and hopefully, resume their climb.</p>

			<content:encoded><![CDATA[<p>The median list price for properties in Carlsbad this week is $799,000.  There has not been a lot of new inventory on the MLS, and sales are moving faster than inventory is becoming available. Days on the market is also increasing so that the inventory that is already there is remaining, but not a lot of new inventory is being listed.</p>
<p>This market remains a buyer&#8217;s market, and so far, home prices are not yet moving up as the excess inventory is being consumed. However, as these supply and demand trends continue, the market will move into the Seller&#8217;s zone on the Market Action Indes, meaning that conditions will start to favor the buyer and prices may start to go higher.</p>
<p>Prices in Carlsbad continue to bounce around depending on where the property is located, especially its proximity to the coast. Until the Market Index moves up higher and the market becomes more of a Seller&#8217;s market, these prices will continue to be all over the map.</p>
<p>In this Buyer&#8217;s market, buyers should still think strongly about making a move to buy before prices start to creep up again.</p>

			<content:encoded><![CDATA[<p>Here are the 7-day market statistics for single-family properties in Carlsbad as of July 14, 2009. If you are a home buyer in any Carlsbad zip code, these statistics are very important for you to know.</p>
<p>The median list price for Carlsbad is $779,000.  This number reflects the fact that Carlsbad has four zip codes, and this number includes some high-end homes and others which are priced more competitively for the current market.</p>
<p>The total inventory of homes available in Carlsbad is 174. In the past 7 days, 19 homes have gone into escrow. The average days on the market in Carlsbad is 113. That number is about average for the San Diego real estate market right now. We are seeing homes on the market for at least 90 days. There have been 17 new listings of single-family homes in the past 7 days.</p>
<p>If you are a home buyer in Carslbad, take a look at the single family homes available. Carlsbad has some very good values, both near the coast and a little farther inland. The Carlsbad school systems are rated very high, and La Costa Canyon High School is one of the best. You will receive up to $8000 tax return or $4000 for married couples filing separate returns or unmarried people who buy a home together.</p>
<p>Any single family residence in Cardiff, Encinitas, Carlsbad, Oceanside, or Vista (including condos, townhomes, or mobile homes) qualifies if the home buyer will use it as a principal residence. First-time home buyers may qulify for this tax credit even if they own a vacation home or rental property, as long as those properties were not their primary residence for at least three years preceding the purchase of their new home.</p>
<p>This tax credit reduces income tax liability for the year that the first-time buyer purchases a property in Cardiff, Encinitas, Carlsbad, Oceanside, or Vista. Any unused amount of tax credit is refunded to the first-time home buyer when they file their tax return.</p>
<p>For the purpose of this tax credit, a first-time homebuyer is defined as a purchaser (and purchaser&#8217;s spouse) who has not owned a primary residence in the three-year period ending on the date of purchasing this home. As a first-time home buyer, you don&#8217;t want to miss out on this opportunity to purchase a home in Cardiff, Encinitas, Carlsbad, Oceanside, or Vista before the end of 2009.</p>
